That, having regard to the restricted frontage of the site and to the location of the site in the Watlington Conservation Area, it is considered that the proposed single storey dwelling would result in an inappropriate and incongruous form of development which would not respect the character of development in this part of Gorwell. The development would therefore be detrimental to the character and appearance of the Watlington Conservation Area and would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G8, H4 and CON10.
