That, when taken in conjunction with the existing garaging and staff accommodation, the excessive size, height and bulk of the proposed extension would result in an intrusive and incongruous form of development which would be detrimental to the rural character and visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty and would detract from the character and setting of The Old Rectory. Therefore the development would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies H12, G8 and C2.
