That, having regard to its height and bulk and to its proximity to the boundary with 2 Cuxham Road, the proposed first floor extension would result in an unneighbourly, intrusive and overbearing form of development which would be detrimental to the residential amenities of the occupiers of that property. As such, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12. That the erection of the first floor extension to provide a fourth bedroom would require the provision of three parking spaces within the site in accordance with the Council's vehicle parking standards. The proposal fails to make adequate provision for the required additional parking space and, therefore, would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy G11.
