Conditions / Refusal Reasons
That the proposal would result in the loss of two small units of
residential accommodation, which could reasonably continue in use for
residential purposes. As such, the proposal would be detrimental to the
character and vitality of the town centre and reduce the stock of
accommodation suitable for small households. Therefore, the development
would be contrary to the provisions of the Council's adopted South
Oxfordshire Local Plan, particularly policy H9.
That this town centre site lies within an area of mixed use and adjacent
to a residential property, 5 Station Road. The application fails to
demonstrate that the proposal would not result in an overintensive,
intrusive and unneighbourly form of business use which would detract from
the character of this part of the town centre and would not cause noise and
disturbance to the occupiers of the adjacent property, detrimental to
their residential amenity. Therefore, the development would be contrary to
to the provisions of the Council's adopted South Oxfordshire Local Plan,
particularly policy E6.
