That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no work shall take place in connection with the new access hereby
permitted until details of the proposed gate and surfacing materials
have been submitted to and approved in writing by the Local Planning
Authority. Thereafter, the development shall not be carried out other
than in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory.
That, with the exception of the hedging indicated on the approved plans to
be removed, the Beech hedge and the surrounding trees and shrubs on the
land shall be retained and protected during the course of the development
and for a period of five years following the completion of the
development. Any trees, shrubs or plants which within that period die,
are removed or become seriously damaged or diseased, shall be replaced
in the next planting season with others of a similar size and species,
unless the Local Planning Authority gives written consent to any
variation.
Reason: To safeguard the character of the area.
