Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the building hereby permitted shall be used only for the purposes
specified in the application, for storage, keeping of animals, stabling
and garaging for the personal enjoyment of occupants of Rocky Lane Farm,
Rocky Lane, and the building shall not be used for any commercial
or business purposes whatsoever.
Reason: To secure the proper planning of the locality.
That within two months of the first use of the stable building hereby
permitted, the existing stable block shall be demolished and the
resulting materials removed from the land.
Reason: To accord with the policy of the Local Planning Authority.
That samples of all materials to be used in the external construction and
finishes of the development hereby permitted shall be submitted to and
approved in writing by the Local Planning Authority before the
development is commenced.
Reason: To safeguard the character of the area.
That the external walls of the buildings to be clad in horizontal
straight-edged timber boarding shall be stained black or dark brown
prior to the first use of each building, and the boarding shall
thereafter be retained as such.
Reason: To ensure that the details of the development are satisfactory.
That the garage and stable doors shall be constructed with vertical dark
stained timber boarding to match the stained timber boarding on the
external walls of the building and shall thereafter be retained as such.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That, prior to the commencement of development, details of the surface
treatment of the hardstanding shall be submitted to and approved in
writing by the Local Planning Authority; and the hardstanding shall be
surfaced in accordance with an approved detailed scheme.
Reason: To ensure that the details of the development are satisfactory.
