Conditions / Refusal Reasons
That the property, as extended, would require the provision of four parking spaces within the site in accordance with the Council's vehicle parking standards. The provision of such parking spaces, in view of the inadequate garage accommodation, the limited land available within the frontage of the site and the need to provide manoeuvring space, would result in an overdevelopment of the site and a cramped, overintensive and intrusive form of development. As such, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particulalry policies G11 and H12. That, having regard to its siting in close proximity to the boundary with the neighbouring property, 40 Baskerville Road, the proposal would result in overlooking of the private rear garden area of 40 Baskerville Road, detrimental to the residential amenity and privacy of occupiers of that property. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
