That the development would be contrary to the provisions of the general environmental/countryside and housing policies of the approved Structure Plan for Oxfordshire, particularly policies G1, EN1, EN4 and EN7 and the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, C3, C16 and H6 in that it would result in the erection of a new dwelling in the open countryside and result in the loss of mature trees. It would detract from the rural character of the area, which lies within an Area of Great Landscape Value and insufficient justification has been provided to warrant any departure from the planning policies of the Local Planning Authority.
