Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roofs shall be
of the same colour, type and texture as those used on the existing
building(s).
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the north
eastern and south western elevations of the extension other than those
expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
That no extension shall be occupied until space has been laid out
within the site for four cars to be parked and for vehicles to turn
so that they may enter and leave the site in forward gear; and such
parking and turning space shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the existing laurel hedge along the whole of that part of the north
eastern boundary coloured green on drawing No. B536/03 Rev. A. shall be
retained and properly maintained at a height not less than 1.5 metres,
and that any plant which may die or be seriously damaged or destroyed
within 3 years of the completion of the development shall be replaced and
the replacement shall be properly maintained.
Reason: To safeguard the privacy and residential amenity of occupiers of
the adjoining property.
