Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the external walls and roofs of the buildings be constructed and
finished in accordance with a schedule of materials and finishes which
shall first have been submitted to and approved in writing by the Local
Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory.
That any timber boarding approved pursuant to the requirements of
condition 2 of this consent shall be dark stained prior to the first
use of the buildings hereby permitted and thereafter retained as such.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That the buildings hereby permitted shall only be used for the purposes
specified in the application and for the personal enjoyment of the
occupants of Harwood Lodge and they shall not be used for any commercial
or business purposes whatsoever.
Reason: To safeguard the amenities of the area and in view of the
narrow access serving the property.
