Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That before any work is undertaken in pursuance of this consent, such
steps shall be taken and such works shall be carried out to secure the
safety and stability of the building during the alterations, and to
provide protection for the building against the weather during the
progress of the works.
Reason: To secure the safety and protection of the listed building.
That, prior to the commencement of any work, a detailed specification
of all repairs and alterations, including upgrading of floors, walls
and ceilings for fire protection, shall be submitted to and approved
in writing by the Local Planning Authority. Thereafter, the work shall
not proceed other than in accordance with the approved specification.
Reason: In order to ensure the works safeguard the character of this
listed building.
That no works shall take place on site until the implementation of an
archaeological watching brief has been secured, such brief to be
maintained during the period of construction/groundworks affecting
the below ground deposits/historic fabric of the building. This must
be carried out by a professional archaeological/building recording
consultant or organisation in accordance with a written scheme of
investigation which shall first have been submitted to and approved in
writing by the Local Planning Authority.
Reason: To safeguard the recording and inspection of matters of
archaeological importance on the site and the identification
and recording of features of historic and/or archaeological
interest associated with the fabric of the building.
