That, having regard to its excessive size and bulk, to its close
proximity to the boundary with the adjacent property, 28 Swanston
Field, and to the location of the first floor terrace, the proposed
two storey side extension would represent an oppressive, overbearing
and unneighbourly form of development which would lead to a loss of
residential amenity to the occupants of that property. As such, the
proposal would be contrary to the provisions of the Council's adopted
South Oxfordshire Local Plan, particularly policy H12.
That, having regard to the modest scale of the existing dwelling and to
the excessive size and bulk of the proposed side extension, the proposal
would represent an intrusive form of development which would detract
from the character and appearance of the dwelling and the locality which
lies within the Chilterns Area of Outstanding Natural Beauty. As such,
the proposal would be contrary to the provisions of the Council's
adopted South Oxfordshire Local Plan, particularly policies G8 and H12.
