Conditions / Refusal Reasons
That, having regard to the financial estimates accompanying the application, the cost of renovation of the existing property, Herons Reach North, would not be uneconomic. In addition, having regard to its excessive size and bulk, the proposed replacement dwelling would represent a more intrusive dwelling than the existing property and, as such, would be a prominent form of development in this riverside location beyond the strict built-up limits of Whitchurch-on-Thames which would be detrimental to the rural character and appearance of this part of the Chilterns Area of Outstanding Natural Beauty. Therefore, the proposal would be contrary to the provisions of the Approved Structure Plan for Oxfordshire, particularly policies EN1 and EN4, and the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, C2 and H16.
