Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That, prior to the commencement of the development hereby permitted, details of the surfacing of the access way shall be submitted to and approved in writing by the Local Planning Authority. The surfacing shall be carried out in accordance with the approved details. Reason: To help assimilate the development into its surroundings. That, prior to the first use of the access hereby permitted, the existing field access onto the Ipsden Road, as shown on drawing no. 97/067/03/1, shall be permanently and effectively closed in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: In the interests of highway safety and convenience. That no other means of access whatsoever be formed or used between the caravan park and the highway. Reason: In the interests of highway safety and convenience. That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area. That, prior to the commencement of the development hereby permitted, details of the construction of the bellmouth shall be submitted to and approved in writing by the Local Planning Authority; and the bellmouth shall be constructed in accordance with such details prior to the access first being used. Reason: In the interests of highway safety and convenience. That the means of access hereby permitted shall only be used to serve the caravan park and the agricultural land to the north of the caravan park and shall not be used to serve any other land whatsoever. Reason: In the interest of highway safety and convenience. That the means of access hereby permitted shall not be used until the existing vehicular access from the caravan park onto the access track leading to the A4074 has been permanently closed by the erection of a close boarded fence or wall, not to exceed 2 metres in height, in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences; and such wall or fence shall be retained thereafter. Reason: In the interest of highway safety and convenience.
