That, having regard to the proximity of the existing yard to the
private residential garden areas of nearby properties, the proposed use
as a customer area would lead to unacceptable levels of noise and
disturbance which would be detrimental to the residential amenities
of the occupiers of the nearby properties.  As such the proposals
would be contrary to the provisions of the adopted South Oxfordshire
Local Plan, particularly policies G7 and F6.
