Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the first floor windows in the north-western and south-eastern side elevations of the existing dwelling shall be glazed in obscure glass prior to first occupation of the extensions hereby permitted and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly. That the first floor accommodation hereby permitted shall not be occupied until a railing has been fixed on the outside of the doors serving the master bedroom in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Thereafter, the approved railings shall be permanently retained as such. Reason: To prevent the use of adjoining the flat roofed area which would lead to a loss of privacy to neighbouring residents. That the flat roof area above the existing kitchen and boiler room shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority. Reason: To safeguard the privacy of neighbouring residents. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the first floor of the side elevations or roofslopes of the extensions hereby permitted other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly. That the rooflight in the north western facing roofslope of the rear two-storey extension hereby permitted shall have a minimum internal cill height of 1.7 metres above finished first floor level. Reason: To safeguard the privacy of neighbouring residents.
