Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the external walls and roofs of the building;
and the materials and finishes used shall be in accordance with the
approved schedule.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees on the land shall be retained during
the course of the development and for a period of five years following
the completion of the development. Any trees which within that period
die, are removed or become seriously damaged or diseased, shall
be replaced in the next planting season with others of a similar
size and species, unless the Local Planning Authority gives written
consent to any variation.
Reason: To safeguard the character of the area.
That the existing trees on the land shall be protected whilst
development operations are in progress, in accordance with a scheme
to be first agreed in writing with the Local Planning Authority and
to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important.
