Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities. That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the first use of the car park or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings. That the existing trees and hedges on the land shall be retained during the course of development operations, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area. That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a detailed scheme for the car park, including indications of existing and proposed levels, and details of surfacing, barriers, fencing and boundary treatments. The car park and associated works shall be constructed and completed in accordance with the approved detailed scheme prior to the first use of the car park. Reason: To ensure that the details of the development are satisfactory, to protect local amenities and to ensure that the development is not unneighbourly. That the car park shall not be used until the alterations to the vehicular access have been carried out and completed strictly in accordance with drawing no. 20205/T500D and the attached specification and all ancillary works therein specified have been undertaken strictly in accordance with the said specification and deposited plan. Reason: In the interests of highway safety and convenience. That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority a scheme for the disposal of surface water drainage; and the car park shall not be used until surface water drainage works have been carried out and completed in accordance with the approved scheme. Reason: In the interests of public health and to avoid pollution.
