Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the character of the area. That works shall not begin until a detailed specification of the type, design and external finish of all windows, external and internal doors, rainwater goods and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That prior to the commencement of any other works, details of the works to be carried out to the fireplace in bedroom 2 and the chimney in the kitchen/dining room of apartment 1 shall be submitted to and be approved in writing by the Local Planning Authority and the works shall be carried out strictly in accordance with the approved details. Reason: Inadequate details accompany the application. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. Prior to the commencement of the works an archaeological record shall be made of the building. This should be undertaken by an archaeologist/ building recorder or an organisation with acknowledged experience in the recording of standing buildings. Such record should be submitted to and be approved in writing by the Local Planning Authority before works commence. Reason: The building is of archaeological/historic importance.
