Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That no works shall commence until there has been submitted to and approved in writing by the Local Planning Authority a detailed schedule of works, including exact details of the repairs to the timber frame and partition, and the works shall be carried out in accordance with an approved schedule. Reason: To safeguard the architectural and historic character and appearance of the listed building. That no works shall commence until a detailed specification of the type, design and external finish of all windows, rooflights, external doors, rainwater goods and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Henley-on-Thames Conservation Area. That no works shall commence until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs of the buildings. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Henley-on-Thames Conservation Area. That the buildings shall not be occupied until the courtyard on the northern side of the barn has been constructed, surfaced and laid out in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Henley-on-Thames Conservation Area. That prior to the commencement of the works, a record of the building shall be undertaken by an archaeologist/building recorder or organisation with acknowledged experience in the recording of standing buildings. The record shall be presented in a form which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: As the building is of archaeological/historical importance.
