Conditions / Refusal Reasons
That, having regard to the excessive size and height of the proposed buildings and to their location on the boundary of the site with residential properties in Kit Lane, the proposal would result in an unneighbourly form of development which would be overbearing and oppressive and would cause noise and disturbance to 1 Kit Lane, detrimental to the residential amenities currently enjoyed by residents of that property. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies E3 and E6. That the vehicular access to the site is substandard in visibility and the local road network is narrow, generally lacks verges and has poor forward visibility. The proposal would result in an unacceptable intensification in the use of the access and the local road network, particularly by commercial vehicles, and this would be detrimental to the safety and convenience of users of the public highway. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G10 and E6.
