Conditions / Refusal Reasons
That the development represents an unacceptable extension of domestic
uses and activities into an area of woodland lying within the Chilterns
Area of Outstanding Natural Beauty, on the fringes of Sonning Common,
which makes a significant contribution to the landscape setting of the
village. As such the development neither conserves nor enhances the
natural beauty and special landscape quality of the area and, thereby,
is contrary to policies C2 and H17 of the Council's adopted South
Oxfordshire Local Plan.
That having regard to the proximity of the eastern corner of the land to
No. 57 Shiplake Bottom, and to the difference in land levels at that
point, the use of the land as domestic curtilage would involve the
overlooking of the rear private garden area of No. 57 Shiplake Bottom,
and would, thereby be contrary to policy H17 of the Council's adopted
South Oxfordshire Local Plan.
That having regard to the proximity of the land to No. 57 Shiplake
Bottom, a Listed Building, the use of this woodland as domestic curtilage
adversely affects the woodland setting of the listed building, and as
such is contrary to Policy CON7 of the adopted South Oxfordshire Local
Plan.
