New building.Replacement of 8 existing bed spaces with new residential accomodation (As amended by drawing nos:1853-200P,201P,205P,300P,301P and 900P accompanying agents letter dated 11 August 1997).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the building.
Reason: To ensure that the details of the development are satisfactory.
That the building shall only be occupied and used in connection with
the use of Dysons Wood House as a residential care home, as specified in
the application, and shall not be occupied or used separately therefrom.
Reason: The separate occupation and use of the premises or the
intensification of the use could result in the generation of
additional traffic which would be inappropriate having regard to
the narrow lanes which serve the area.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, shall be submitted to and approved in writing by
the Local Planning Authority prior to the commencement of the development
hereby permitted. The scheme shall include proposals for the replacement
of any trees to be felled and for the planting of a hedge between the new
building and the adjacent field. The scheme shall be implemented as
approved within 12 months of the commencement of the approved
development and thereafter be maintained in accordance with the approved
scheme. In the event of any of the trees or shrubs so planted
dying or being seriously damaged or destroyed within 5 years of
completion of the development, a new tree or shrub or equivalent
number of trees or shrubs, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help assimilate the development into its surroundings.
