Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the brickwork to be used in the proposed extension shall be laid in a Flemish bond. Reason: To safeguard the character and appearance of the historic structure. That the brickwork to be used in the proposed extension shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the historic structure. That bonnet tiles shall be used for the roof hips. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That the five new rooflights shall be conservation type and retained as such. Reason: To ensure that the details of the works are satisfactory. That before any work is undertaken in pursuance of this consent to demolish any part of the building, the applicant shall take such steps and carry out such works as shall, during the progress of the works permitted by this consent, secure the safety and stability of that part of the building which is to be retained. Reason: To secure the safety and protection of the listed building.
