Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That a sample of the natural stone to be used for the construction of the entrance walls shall be submitted to and approved by the Local Planning Authority in writing before any development commences. Reason: To ensure that the details of the development are satisfactory. That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix and in a random rubble pattern with the joints finished with flush bagged pointing. Reason: To ensure that the details of the development are satisfactory. That the roof of the building shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory. That the boarding to be used for the walls of the garage shall be dark stained black/brown, and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, with gradients as shown on plan reference 1891.66, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience. That the parking provision shall be as shown on the deposited drawing, reference 1891/66B all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That prior to the commencement of the development, details of all new fencing to be erected shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.
