years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roofs shall be
of the same colour, type and texture as those used on the existing
building(s).
Reason: To ensure that the details of the development are satisfactory.
That the existing fir tree on the south west boundary of the site
separating numbers 12 and 14 Hazel Avenue, shall be retained unless
otherwise agreed in writing with the Local Planning Authority.
Reason: To safeguard trees which are visually important.
