Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, subject to the amendments referred to above, and subject to the conditions hereby imposed. Reason: To secure the proper planning of the locality. That the existing hedge along the whole of the western boundary of the land shall be retained and properly maintained at a height of not less than two metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings. That the first floor landing window in the south elevation and the first floor bathroom windows in the north elevation of the proposed dwelling shall be obscure glazed and retained as such. Reason: To ensure that the development is not unneighbourly. That a boundary fence shall be constructed to a height of 1.5 metres along the whole of the southern boundary of the land, the subject of the application, prior to the first occupation of the dwelling hereby permitted, and that such fence shall thereafter be retained. Reason: To ensure that the development is not unneighbourly. That the existing garage/shed in the rear garden shall be removed prior to the first occupation of the dwelling. Reason: To ensure that the details of the development are satisfactory. That the parking provision shall be as shown on the deposited drawing, reference 9761/4 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
