That the ridge height of the proposed dwelling shall not exceed 8.7m
above existing ground level.
Reason: To protect the visual amenities of the area.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no additional windows shall be constructed in the
eastern, southern and western elevations of the dwelling.
Reason: To ensure that the development is not unneighbourly.
That prior to the commencement of development, full details of the
method of construction of the driveway shall be submitted to and
approved in writing by the Local Planning Authority.
Reason: To safeguard trees which are of amenity importance.
That except insofar as may be otherwise agreed by the Local Planning
Authority, all trees shown on plan 834 01A, shrubs and hedges on the
land be preserved and properly maintained and that in the event of any
of the trees dying or being seriously damaged or destroyed, a new tree
or equivalent number of trees, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To safeguard trees which are visually important.
