Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area. That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedge plants on the land be preserved and properly maintained during the course of building operations and for a period of three years following completion of the development and that in the event of any of the trees, shrubs or hedge plants dying or being seiously damaged or destroyed during that period, a new tree, shrub or hedge plant or equivalent number of trees, shrubs or hedge plants as the case may be of a species first approved by the Local Planning Authority be planted and properly maintained in a position or positions first approved by the Local Planning Authority, such planting to be implemented as approved within 12 months of the loss of the previously existing planting. Reason: To safeguard trees, shrubs and hedge plants which are of amenity importance. That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health. That the parking provision shall be as shown on the deposited drawing, reference 904/1B Rev. A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the building situated at the western end of the site shall be used only as a granny annexe, farm office and tack room as described in the application and no rooflights shall be inserted in the roof of this building without the prior approval of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That the first floor study window in the listed barn shall be obscure glazed and retained as such. Reason: To ensure that the development is not unneighbourly. That notwithstanding the provisions of Article 3 of, and Classes A, B, C and D of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within Classes A, B, C and D of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities. That the rooflights in the listed barn shall be of a conservation type and retained as such. Reason: To ensure that the details of the development are satisfactory.
