Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway (Brookside) shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interest of highway safety and convenience. That prior to the commencement of the development full details of existing ground levels on the site and the slab level of the proposed dwelling shall be submitted to and approved by the Local Planning Authority in writing. The maximum height of the dwelling shall not exceed 8.4 metres above existing ground level, as shown on drawing reference 140/02. Reason: To ensure that the details of the development are satisfactory. That no development shall take place until provision for the parking of two cars has been laid out within the curtilage of 19 Brookside, to be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That prior to the commencement of any other development to which the permission relates, the parking and turning areas to serve the existing dwelling at 42 Aylesbury Road, and the proposed new dwelling, shall be laid out in accordance with the submitted plan, and shall be so retained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That prior to the demolition of the existing garage at 19 Brookside, a scheme shall be submitted showing additional fencing along this section of the northern boundary. The additional fencing shall be erected, as approved, prior to the commencement of any other development to which this permission relates, and shall be so retained and maintained. Reason: To prevent vehicular access onto adjacent driveway.
