Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the means of access between the land and the highway be formed with 2.4 metres by 160 metres vision splays in both directions. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the building shall be used only for the purpose specified in the application and for no other purpose whatsoever. Reason: To protect local amenities. That the existing hedges along the north western and south eastern boundaries of the site shall be retained and maintained at a height of not less than 3 metres. Reason: To protect local amenities. That a scheme for the landscaping of the site, including the replacement of hedging removed to provide the vision splays to the access, the laying out of parking and turning areas, and the planting of trees and shrubs shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained. In the event of any of the trees or other plants dying, they shall be replaced within the following planting season and so maintained. Reason: To help to assimilate the development into its surroundings. That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health. That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution. That no external lighting shall be provided on the site unless details of the lighting, to be restricted to flat cut-off lights, shall first have been agreed in writing by the Local Planning Authority. Reason: To protect local amenities.
