Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the premises shall be used only for B1(a) use and for no other
purpose (including any other purpose in Class B1 of the Schedule to
the Town and Country Planning (Use Classes) Order 1987, or in any
provision equivalent to that Class in any statutory instrument
revoking and re-enacting that Order).
Reason: To safeguard the character of the area.
That the open plan infill area shall not be hired out separately for
conference facilities.
Reason: To safeguard the character of the area.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the parking spaces and the
provision of boundary fencing and screen walling shall be submitted to
and approved in writing by the Local Planning Authority prior to the
commencement of the development hereby permitted. The scheme shall
be implemented as approved within 12 months of the commencement of
the approved development and thereafter be maintained in accordance with
the approved scheme. In the event of any of the trees or shrubs so
planted dying or being seriously damaged or destroyed within 5 years of the
completion of the development, a new tree or shrub or equivalent number
of trees or shrubs, as the case may be, of a species first approved by
the Local Planning Authority, be planted and properly maintained in a
position or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings.
That a scheme for external lighting on the site shall be submitted to
and approved in writing by the Local Planning Authority prior to first
occupation of the accommodation. Any lights shall be designed to
ensure that they achieve a ULOR rating of 0% (upward light output ratio).
Reason: To protect the visual amenities of this rural area.
That this accommodation shall not be occupied until the junction of the
access road with the A418 has been improved in accordance with details
shown on drawing number 1 accompanying agent's letter dated 8 September
1997.
Reason: In the interest of highway safety and convenience.
