Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That prior to the commencement of any other works to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience. Prior to the commencement of works the existing access shall be closed and the public highway footway and kerbline reinstated. Reason: To ensure that the details of the work are satisfactory. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the work are satisfactory. That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix and in a random rubble pattern with the joints finished with flush bagged pointing. Reason: To ensure that the details of the works are satisfactory. That the natural stone to be used for the new walls shall be of the same colour, type and texture and shall be laid and pointed in the same manner as the natural stone which has been used in the construction of the existing walls. Reason: To ensure that the details of the works are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That the works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and gates has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That prior to the commencement of the works, details of ventilation shall be submitted and approved by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. Bonnet Hip roof tiles shall be used on the roof of the extension. Reason: To ensure that the details of the works are satisfactory.
