Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That within 14 days of the first use of the new access, the existing access
shall be closed by the re-instatement of the pavement and kerbstones, and
shall be so retained and maintained.
Reason: In the interest of highway safety and convenience.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking or
re-enacting that Order), no structure shall be erected to the east of
the garage hereby approved, without the prior grant of planning permission
from the Local Planning Authority.
Reason: To protect the amenity of the area.
That notwithstanding anything contained in the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no additional windows shall be constructed above
ground floor in the walls of the development hereby approved facing west
and east.
Reason: To ensure that the development is not unneighbourly.
That prior to the commencement of development, full details of existing
ground levels on the site and the damp-proof course level of the proposed
dwelling shall be submitted to and approved by the Local Planning Authority
in writing.
Reason: To ensure that the details of the development are satisfactory.
That the parking provision shall be as shown on the deposited drawing,
reference 9735/001/A all constructed, surfaced and laid out, retained
and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
