Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. The timber boarding shall be dark stained. Reason: To help to assimilate the development into its surroundings. The Indian bean tree shall be replaced by a tree of a species and in a location to be first agreed in writing with the Local Planning Authority. In the event of the tree dying or being seriously damaged or destroyed, a new tree of the same species as approved by the Local Planning Authority shall be planted and properly maintained. Reason: To provide a replacement for the existing tree and protect the character of the Conservation Area.
