Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the external walls of the building shall be constructed with dark stained timber and so retained and maintained. Reason: To ensure that the details of the development are satisfactory. That the roof of the building shall be covered with plain clay tiles, a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory. That the rooflights to be inserted shall be of conservation type, details of which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That those rooflights on the western elevation with a cill height of less than 1.8 metres above finished first floor level shall be fitted with opaque glass and so retained and maintained. Reason: To prevent overlooking. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking and re-enacting that Order), no additional windows shall be inserted above ground floor level without the further grant of planning permission from the Local Planning Authority. Reason: To protect the amenity of adjoining properties. That details of ventilation proposals shall be submitted to and approved by the Local Planning Authority prior to the commencement of any works. Reason: To ensure that the details of the development are satisfactory. That five parking spaces shall be provided on the site in accordance with the approved plan and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That details of the proposed car park surfacing shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory. That surgery hours should not be advertised extending after 6pm, and no work shall take place at the premises except between the hours of 9am to 7.30pm on Mondays to Fridays (excluding Bank Holidays), and except in the case of emergencies. Reason: To protect the amenity of the area. That no animals shall be kept in the building overnight. Reason: To protect the amenity of the area.
