Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That the materials to be used for the cladding or re-cladding of external walls of the buildings shall be black stained, feather-edge boarding, as specified in the application, and shall thereafter be so retained. Reason: To ensure that the details of the works are satisfactory. That the roofs of the barn and stables shall be re-covered using plain clay tiles, samples of which shall first have been submitted to and approved by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That no works of alteration or demolition affecting the timber frame of the barn shall be undertaken without the prior written consent of the Local Planning Authority. Reason: To preserve the character of the building. That the buildings to be converted shall remain within the curtilage of Elm Tree Farmhouse. No means of separation shall be erected or formed between the buildings to be converted and Elm Tree Farmhouse. Reason: To protect the setting of the listed building. That the proposed rooflight shall be 'conservation style' in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That the flue shall be painted black and so retained. Reason: To ensure that the details of the works are satisfactory.
