That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the cladding or re-cladding of external walls of the buildings shall be black stained, feather-edge boarding, as specified in the application, and shall thereafter be so retained. Reason: To ensure that the details of the development are satisfactory. That the roofs of the barn and stables shall be re-covered using plain clay tiles, samples of which shall first have been submitted to and approved by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the function space and granny annexe hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property, Elm Tree Farmhouse as a single dwellinghouse, as amplified by applicant's letters dated 17 and 22 April 1997, and shall not be occupied or used separately therefrom. Reason: To protect local amenities. That the buildings to be converted shall remain within the curtilage of Elm Tree Farmhouse. Notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking or re-enacting that Order), no means of separation shall be erected or formed between the buildings to be converted and Elm Tree Farmhouse. Reason: To protect the setting of the buildings.
