That, having regard to the size of the two storey rear extension, its location on the boundary with No.4 Fieldside and the orientation of the property, the proposal represents an unacceptable and oppressive form of development which would block morning light to the adjoining property at 4 The Crescent and be detrimental to the residential amenities of its occupants. As such the proposal would be contrary to policy G5 of the adopted Rural Areas Local Plan (1992) and policy H12 of the approved South Oxfordshire Local Plan (1993). That, having regard to its ridge height, the proposed extension represents an inappropriate form of development out of keeping with the scale and massing of the existing property. The extension would also be particularly prominent when viewed from the Didcot Road and would, therefore, be detrimental to the visual amenities of the area. As such the proposal would be contrary to policy G5 of the adopted Rural Areas Local Plan (1992) and policies G8 and H12 of the approved South Oxfordshire Local Plan (1993).
