Conditions / Refusal Reasons
That the proposed development would be contrary to the provisions of the
adopted Didcot Local Plan (Policy L3) and the approved South
Oxfordshire Local Plan (Policies CON 8 and CON 10). The site lies
within the Northbourne Conservation Area, and having regard to its
location and size in relation to existing surrounding development the
proposal would result in a cramped, intrusive and incongruous form of
development which would detract from the visual amenity of the street
scene and the character and appearance of the Conservation Area.
That the proposed development would be contrary to the provisions of the
adopted Didcot Local Plan (Policy H2) and the approved South Oxfordshire
Local Plan (Policy H4) in that having regard to the limited size of the
site the proposal would result in the provision of amenity space below
the recommended standard set out in the Council's Ladygrove Design Guide
resulting in unsatisfactory standards of residential amenity for
prospective occupants of the new dwelling.
That the proposed development would result in the loss of mature trees
which contribute to the visual amenity of the street scene contrary to
the provisions of the approved Didcot Local Plan (Policy H7 and L10) and
the adopted South Oxfordshire Local Plan (Policy H4) and in particular
their loss would be detrimental to the setting, character and appearance
of the Northbourne Conservation Area.
