Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the existing tree on the land shall be protected to the satisfaction
of the Local Planning Authority whilst development operations are in
progress, in accordance with a scheme to be first agreed in writing with
the Local Planning Authority and to be implemented prior to the
commencement of the development. The scheme shall include full details
of all proposed excavations including the foundations of the proposed
extension.
Reason: To safeguard a tree which is visually important.
That the parking area at the rear of the site shall be kept available for
the parking of customers' vehicles.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
