Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of development a drawing showing
the changes to soil levels, including any banking around the main
hall, shall be submitted to and approved in writing by the Local
Planning Authority.
Reason: To assess whether the local water table will be affected and
consequently whether the adjoining trees will be affected.
That the trees covered by the Tree Preservation Order shall be
protected during construction works in accordance with the details
outlined in the Council's Planning Guidance leaflet number 2
'Landscape Guidance Relating to Development'.
Reason: To safeguard the trees which are visually important.
That the building shall not be occupied until the parking provision
has been constructed, surfaced and laid out, as shown on drawing no.
9/5; and such parking provision shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the existing skills centre to the rear of Style Acre shall be
removed from the site within 3 months of the first occupation of
the new building.
Reason: To safeguard the character of the area.
