Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road and hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That the existing shop shall be completely demolished within one month of the first occupation of the new farm shop and the materials therefrom removed from the land. Reason: To safeguard the character of the area. That the farm shop shall only sell poultry, eggs, vegetables, fruit, preserves, soft drinks and other grocery items being in the nature of food and drink and the remainder of the building shall be used for the purposes specified in the application and shall not be used for any other commercial or business purpose whatsoever. Reason: That permission for a new building in the countryside is granted only to meet agricultural needs. That within one month of the first use of the farm shop hereby approved the parking and turning spaces shown on plan PD30.94.5 shall be constructed, surfaced and laid out and the area shall not thereafter be used for any purpose other than the parking and maneouvring of vehicles. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
