Conditions / Refusal Reasons
That at the expiration of 5 years from the date of this permission,
the use specified in the application shall be discontinued unless a
fresh application shall have been submitted to and approved by the
Local Planning Authority.
Reason: In order that the effect of the development upon the amenities
of the neighbouring area can be assessed during this period,
and that any future application can be decided on this assessment.
That at the expiration of a period of 5 years from the date of this
permission, the building shall be removed from the land and the land
shall be left in a tidy and orderly state unless a fresh application
shall have been submited to and approved by the Local Planning Authority.
Reason: In order that the effect of the development upon the amenities of
the neighbouring area can be assessed during this period, and that
any further application can be decided on this assessment.
That the building shall be used only for the purposes specified in the
application and as set out in the letter of amplification dated
29 July 1996 received from the applicant and for no other purposes.
Reason: To safeguard the character of the area and to ensure that
the development is not unneighbourly.
That except insofar as may be otherwise agreed by the Local Planning
Authority, all trees, shrubs and hedges on the land be preserved and
properly maintained and that in the event of any of the trees dying or
being seriously damaged or destroyed, a new tree or equivalent number
of trees, as the case may be, of a species first approved by the Local
Planning Authority, be planted and properly maintained in a position
or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important.
That the existing trees and hedges on the land shall be protected to
the satisfaction of the Local Planning Authority whilst development
operations are in progress, in accordance with a scheme to be first
agreed in writing with the Local Planning Authority and to be implemented
prior to the commencement of the development.
Reason: To safeguard the character of the area.
That a hedge of a species to be first agreed in writing with the Local
Planning Authority shall be planted along the northern boundary of the
land prior to the first occupation of the accommodation and such
hedge shall be so tended as to grow to, and remain at, a height
of not less than 2 metres, and that any plant which may die or be
seriously damaged or destroyed within three years of the completion of the
development shall be replaced and the replacement shall be properly
maintained.
Reason: To help to assimilate the development into its surroundings.
