Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That all parts of the external walls proposed to be cement rendered shall be cement rendered to match the existing building within six months of the first occupation of the extension. Reason: To ensure that the details of the development are satisfactory. That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows shall be inserted in the side elevation at first floor level of the extension hereby permitted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities. That the hallway window at first floor level in the south eastern elevation of the extension hereby permitted shall be glazed in obscure glass and fixed permanently shut prior to the first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly.
