That the proposal to erect an additional dwelling on the site would
constitute an overintensive form of backland development having
no proper road frontage and served by a narrow access driveway
creating difficulty and inconvenience for collection/delivery
services and unacceptable standards of residential amenity for the
occupants of the existing dwellings contrary to policies G5 and
H7 of the adopted Rural Areas Local Plan and to Policies G8 and H18
of the approved South Oxfordshire Local Plan.
That, having regard to its proximity to properties comprising
Home Farm located to the north, the proposed two storey dwellinghouse
would have an overbearing effect on Nos 6, 7, 8 and 9 detrimental to
the residential amenities that the occupants of those properties could
reasonably enjoy.
