Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the premises shall be used only for light industrial use and for no other purpose (including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order). Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That no retail sales shall take place from the premises. Reason: Because inadequate provision for car parking exists for visitors' cars. That no mezzanine or first floor shall be constructed or used at any time. Reason: Because inadequate provision for car parking exists for an enlarged building. That the open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities. That the area shown hatched green on the plan deposited on 20 June 1996 shall be resurfaced and laid out for car parking and servicing before first occupation and use of the building in accordance with a detailed scheme which shall have been submitted to and approved in writing by the Local Planning Authority. The area shall thereafter be retained at all times for parking and servicing. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
