Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the building shall be constructed strictly in accordance with
the plans accompanying the application. The developer shall notify
the Local Planning Authority in writing when the building has been
constructed to the following stages:-
a) to damp proof course level; and
b) to roof wall plate level; and
c) when the first floor timbers are placed in position and at each
stage no further work shall proceed on the building unless
the Local Planning Authority has certified in writing that the
works under construction comply in all respects to the approved
plan.
Reason: To ensure that the development complies with the approved
drawings as the site is on sloping ground.
That before any of the development hereby permitted is occupied, the
parking spaces shown on the approved plan shall be constructed
and such spaces shall thereafter be kept permanently available for the use
of residents and visitors to the site.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That notwithstanding the provisions of the Town and Country Planning
General Development Order 1988 (or any order revoking and re-enacting
that Order) the garage accommodation shall be retained as such and shall
not be adapted for living purposes without the prior grant of planning
permission by the Local Planning Authority on a formal application in
respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the hardstandings, and the
provision of boundary fencing and screen walling shall be submitted to
and approved in writing by the Local Planning Authority prior to the
commencement of the approved development hereby permitted. The scheme
shall be implemented as approved within 12 months of the commencement of
the approved development and thereafter be maintained in accordance with
the approved scheme to the complete satisfaction of the Local Planning
Authority. In the event of any of the trees or shrubs so planted dying
of being seriously damaged or destroyed within 3 years of the completion
of the development, a new tree or shrub or equivalent number of trees or
shrubs, as the case may be, of a species first approved by the Local
Planning Authority, be planted and properly maintained in a position or
positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
