Conditions / Refusal Reasons
That the proposal would be contrary to the provisions of the adopted Rural
Areas Local Plan (1992) and the approved South Oxfordshire Local
Plan (1993) which allow for infill development or the erection of up to
nine dwellings within the larger villages outside the Green Belt provided
that: the design, height, scale and materials of the proposed development
are in keeping with the surroundings, the character of the area is not
adversely affected; and there are no overriding amenity, environmental or
highway objections (RALP policies H3 and H4; SOLP policies H4 and H5). In
this case, having regard to the size of the site, the character of the
immediately surrounding properties and the proposed layout, the proposal
to provide eight two storey dwellings represents an unacceptable
overdevelopment of the site which would be out of character with the
surrounding area.
