Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and apperance of the Wallingford Conservation Area That detailed specifications of the designs, materials and external finishes of all windows, shopfronts, externals doors, fascias and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the character and appearance of the Wallingford Conservation Area. Before the development hereby permitted is commenced a scheme indicating the provision to be made for disabled people to gain access to each shop unit shall have been submitted to and approved by the Local Planning Authority. The agreed scheme shall be implemented before the development hereby permitted is brought into use. Reason: To ensure adequate access for disabled persons. That the premises shall be used only for shop use as defined within Class 1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987. Reason: To secure the viability and vitality of the Town Centre. That the premises shall not be occupied and used for the purpose hereby permitted until the radius at the junction of St Martin's Street and Market Place has been altered in accordance with drawing 3155:6 and specifications which shall have been submitted to and approved in writing by the Local Planning Authoroty. Reason: In the interest of highway safety and convenience. That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation both of which shall have been submitted to and approved in writing by the Local Planning Authority before the development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: As the site is of archaeological importance.
